Voskresenka Street is located in the eastern part of Kiev, Ukraine. The site, a former
industrial area, is ca. 9,7 ha large. A mainly residential area with a smaller amount of
shopping and other services is planned. Three towers with apartments has recently been built
in the south of the site and had to be integrated in the master plan.
The client’s objective was
to create ca 180,000 sqm Net Floor Area (NFA) on this rather small plot. SNiP, the Ukrainian
building regulations, does not forbid the high density, but it puts up strict rules for the amount
of sunlight in the apartments. To make the large amount of NFA possible and still create
attractive homes which fulfil all the demands of the SNiP, the master plan proposes a ring of
high, thin towers around rows of lower buildings in the centre of the area. This will also allow
the development of two different sorts of housing qualities; apartments with a view over the
city in the towers and apartments with light from two sides and a closer relation to the gardens
in the low buildings. The north-south orientation of the lower buildings allows optimal sun
conditions. Shopping and other services are placed in the west, along the Voskresenka Street,
separated from the residential area. The shops are completed by an office building.
The height of the rows is lowest next to the shopping centre and is rising towards the east.
The main access road runs in a ring around the area. Parking for visitors will be arranged in an
organized way along the road and for residents in garages underground. A pedestrian
boulevard runs diagonally through the area, connecting the existing school across the
Voskresenka Street and the shopping centre in the west with the promenade, the lake and the
forest in the east. Two squares are place in the edges of the boulevard. The western square, in
the middle of the shopping centre, opens up towards the Voskresenka Street. The eastern
square, surrounded by residential buildings, has a more park like character. |
