Master plan For the project Toscana Resort Castelfalfi, the planungsgruppe 4 has together with the owner (Tenuta di Castelfalfi), the municipality (Comune di Montaione) and external experts developed a master plan which combines the special qualities of the area with a sustainable revitalisation of the large area of Castelfalfi. The main elements of the overall and integrated development concept are the scopes: hotel / gastronomy, housing, sport / leisure, agriculture and infrastructure. The municipality of Montaione is situated in the western part of the province of Florence on the border of the province of Pisa.
Pilot project The pilot project is of regional interest and shows in an exemplary way the revitalisation and revaluation of abandoned areas and areas with structural deficits. The main instrument to reach this objective is a sustainable tourist development. In the planned tourist resort, forward-looking and high quality demands concerning architecture, quality of construction, landscape design, agriculture, ecology and technical infrastructure as well as renewable energy concepts are going to be realised. On the basis of a complex and differentiated feasibility study (Progetto di fattibilitą) the development concept for Castelfalfi was planned in detail.
Borgo The existing, at the moment abandoned Borgo, will be revitalized. The old building structures will be renewed and with a northern part completed for this purpose. The new functions Iberhotel, the SPA Castelfalfi, restaurants, bars, shops, a congress area, service facilities and apartments for the staff will vitalise the centre of Castelfalfi. The Castello, at the moment closed and in strong need of renovation, will be a popular attraction with a public terrace. New cafes and apartments will be established in the old buildings along the Strada del Castello.
Planning process The planungsgruppe 4 also coordinates the preparation of planning documents (Variante Regolamento Urbanistico, Piano Urbanistico Attuativo ecc.) as well as the presentation of the project in the process of participation.
